Where You’ll Add Value
The Energy Specialist reports to the Manager, Environmental, Social and Governance (ESG) and is responsible for the technical support of the organization’s ESG programs, and decarbonization activities. This role provides cross-functional support for a broad portfolio of ESG initiatives across Morguard. The position is inherently multidisciplinary and requires collaboration with internal stakeholders across asset management, property operations, sustainability, and regional teams to analyze and track energy and water data and decarbonization initiatives. A key aspect of this role is supporting decarbonization initiatives through utility data analysis, energy benchmarking, measurement and verification (M&V) activities, and the development of energy optimization strategies informed by advanced metering and building control systems.
How You’ll Make a Difference
Administer Energy Star Portfolio Manager (ESPM) reporting and regulatory submissions, perform building benchmarking analyses, and deliver regular performance reports to stakeholders. Research incentive and funding programs to support energy efficiency projects. Contribute to the development of energy benchmarks and operational targets to enhance overall building efficiency.
- CSR Assessment and Needs Analysis
Drive energy performance improvements across Morguard-managed properties by analyzing utility consumption data, partnering with operations teams to identify and implement energy-reduction strategies, and supporting performance reporting through the Envizi Sustainability Platform. Evaluate utility and benchmark performance data to ensure accuracy, consistency, and identify anomalies, enabling targeted cost-saving opportunities and strategic initiatives, including the Monthly Property Performance Review. Develop training materials and deliver training program to support the operations team in understanding building performance and assist in achieving energy and sustainability objectives.
Identify energy efficiency opportunities through metering data analysis, trend reviews, and site inspections. Deliver technical guidance and training to operational teams to support energy efficiency adoption. Collaborate with the ESG Manager, facility managers, external contractors, and stakeholders to implement and monitor decarbonization initiatives. Assist in developing technical reports and program deliverables and support measurement and verification (M&V) processes. Provide ongoing support to the operational team in energy, water and waste audit activities and ECM implementation.
Coordinate energy intensity and benchmarking initiatives, including space/area verification, , and ENERGY STAR rating implementation within office portfolios. Provide benchmarking reports to internal teams as needed or as requested based on dept (Multi-family/Retail/Office etc.) with insights as to what properties may have opportunities to reduce consumption/GHGs.
Responsible for assisting in implementation of sustainability initiatives that focus on Morguard’s Responsible Property Investment long-term objective and proactively engage with internal stakeholders to execute those initiatives.

The Expertise You’ll Bring
- Diploma in Energy Management or Engineering or equivalent
- 2 years of relevant work experience
- Training or relevant experience in energy and environmental management in real estate
- Understanding of HVAC operations, and building automation systems (BAS)
- Good analytical skills specifically related to energy management data, tools and technology
- Good working knowledge of current sustainability best practices
- Good understanding of building performance metrics and data
- Excellent interpersonal skills with a proactive focus on building relationships to help convince and influence internal and external stakeholders
- Strong research and coordination skills
- Experience handling multiple initiatives, roles and responsibilities
- Proficiency with MS Office applications and general intermediate to advanced computer skills.

- Previous experience in BAS, advanced control and metering.
- Previous exposure to or experience with corporate sustainability initiatives and programs is a plus.
- Real estate industry specific experience is an asset.

Annualized Base Salary Range: $75,000-$85,000 CAD.

The salary range listed for this position reflects the anticipated compensation at the time of posting. Actual compensation offered may vary and will be determined by factors including, but not limited to, experience, education, skills, certifications, internal pay equity and business needs.
